The Victoria Riverside site is located to the north east of Manchester city centre. It is bordered by Dantzic Street to the north and west, Gould Street to the south and the railway arches to the east. It has an area of approximately 0.8 hectares.

Victoria Riverside design principles

The vision for Victoria Riverside is to create an active, residential-led development which provides attractive, well-proportioned new homes set within spacious public realm. The design of the scheme aims to maximise the connections to St Catherine’s Wood and Angel Meadow.

Maximising views and permeability

Designed by architects HawkinsBrown Architects, the scheme comprises a family of three towers with the landmark 37 storey building marking the corner of Gould Street and Dantzic Street, the gateway to the Red Bank neighbourhood. Two sister buildings of 18 and 26 storeys complete the development. It will also include 10 townhouses and 13 maisonettes at the lower levels. The staggered heights of the towers have been designed to encourage views through the site.

Public realm and connectivity

Victoria Riverside will look to provide a series of new public and private open spaces, with a selection of squares, gardens and attractive pedestrian routes. The focus is on adding new green links through the area, providing better access to the River Irk, along with key east-west pedestrian and cycling connectivity on Bromley Street. The lower storeys of the buildings have been designed to interact harmoniously with the high-quality public areas, and the commercial and residential frontages at street level will encourage pedestrian activity.

Sitting in between City View and Park View, the Podium Garden is a lush, green space for relaxing, socialising and working. Inspired by the local area’s industrial heritage, the garden features a series of sole-shaped raised beds, reflecting the rubber sole and shoemaking factory that once occupied the site. Home to a variety of plants and foliage, the raised beds are designed to evolve with the seasons, bringing life and colour all year round. At the centre of the garden, two lawns are ideal for outdoor yoga, picnicking, or simply catching some sun in the warmer months. And if you’re working from home, there’s an outdoor work area with deskspace, power outlets and a canopy, helping you make the most of the fresh air whenever you’re away from the office.

In designing the three towers at Victoria Riverside, award winning architects Hawkins\Brown wanted to highlight the distinct character of the local area. Part of this was about taking full advantage of the impressive views to all aspects.

Light and spacious, the open-plan living areas include a kitchen, dining area and lounge. With vinyl plank flooring and a neutral colour scheme, the room has a natural feel, giving you the freedom to put your own stamp on the space. The large, picture frame windows invite in plenty of natural light, while affording far-reaching views across the surrounding landscape.
